Through our Comprehensive Buying Service, we will:
- Establish your property requirements and buying criteria,
- Develop a property brief with you.
- Research and short list properties both on and off market that meet our client’s criteria,
Evaluate including looking at value adding options and future exit strategies and then
- Negotiating on your behalf to secure your commercial property.
We will, as your Buyer’s agent, always work in the best interest of you, the buyer, and always look to secure the property at the lowest possible price and best terms. We understand the time and budget constraints and work within those to secure a property at a price and terms favourable to you.
Our core business is finding and negotiating good quality commercial property on behalf of our clients. We can, if requested, find a property manager, prior to settlement, to manage your commercial property after purchase.
Our aim is to purchase a commercial property that:
- meets our client’s requirements,
- will attract and retain quality tenants,
- have good long term leases and
- provides a strong rental yield.
Above all, we aim to save our clients time, money and stress.
We can provide a mentoring / coaching service if requested. For those that have the time to search and want to learn how to find and buy commercial property, we do provide a mentoring / coaching service. Our fee is $495 per month (Minimum 3 months) payable in advance.
If you have found a commercial property and wish us to assess, undertake due diligence and negotiate the purchase, we can assist in this regard. We will provide impartial and objective advice on any commercial property.
As a general rule, we do not believe that commercial property should be purchased at auction. With commercial property, there are too many searches required during a Due Diligence period which under Auction terms you would be either excluding or rushing the searches. However, if the Due Diligence can be done before the auction date then we can be your bidding representative at the auction to overcome that stressful affair.
What we don’t do
Unlike some other Buyer’s Agents and real estate agencies, we do not undertake property management, we do not sell property, nor do we charge high upfront fees now in order to source one or two properties over the next 5 years.
We do not accept any commissions or rebates for other agents, developers or suppliers. Our clients pay us and we are committed to them.
